Policies & Procedures

Security Deposit

Customers are required to pay a deposit equal to the first month's rent at the time of renting a unit. The deposit must be paid in full before the rental can be finalized and access to the unit is provided.

The deposit is held in accordance with the terms of the rental agreement and applicable law. Customers remain responsible for any applicable charges, damages, unpaid rent, or other amounts owed under the rental agreement.

Provided that all move-out requirements are properly completed and there are no outstanding balances, damages, or other applicable charges, the deposit will be refunded in accordance with our Move-Out & Cancellation Policy and applicable law.

Move In

All move-ins must be completed through our website only. Customers must have a valid online account and submit all required information before a move-in can be processed.

Once all requirements have been completed and the rental contract has been signed, the unit will be unlocked and access will be provided within 5 business days.

Before receiving access, customers are required to:

Create and maintain a valid online account.

Submit all required account and rental information.

Sign the rental contract.

Understand and acknowledge that all rentals are month-to-month tenancies.

Please refer to the footer of this website for our current business hours.

Important: Failure to complete all required steps, including submitting the required information and signing the rental contract, may result in forfeiture of the deposit.

Valid & Active Online Account Required

Customers must maintain a valid and active online account at all times. An active account with all required information completed and up to date is necessary to access rental services and manage your unit.

Accounts that are incomplete, inactive, or missing required information may prevent access to rental services or delay the move-in process.

Monthly Rent & Payment Policy

By renting a unit, customers agree to a month-to-month rental arrangement and are responsible for paying the full monthly rent (and tenant protection) on time each month.

Rent is due on the 1st of every month.

Rent is not prorated for partial months.

All payments must be made by credit card through the authorized online payment system.

Automatic payments (Auto Pay) are required for all customers.

Prepayments for future months are not permitted.

Cash and checks are not accepted as forms of payment.

ALL customers are required to submit proof of insurance. Failure to submit proof of insurance will automatically enroll you in the Tenant Protection Plan (one or both is required).

Customers are responsible for maintaining a valid payment method and ensuring that Auto Pay remains active and able to process the monthly rent payment. Any missed or late payments can and will result in late fees.

Rent may be increased with at least 30 days' notice provided to the customer.

Any rent increase will not exceed $100 within any 12-month period. Customers will be notified in advance of any applicable rent adjustment.

Move Out

All move-outs and rental cancellations must be processed through our website only. We do not accept move-out or cancellation requests submitted by phone, email, text message, mail, or written letter.

Customers are required to submit a 30-day move-out notice through the website.

Move-outs should be scheduled for the last day of the month.

If a customer moves out during the middle of a month, the customer remains responsible for the full month's rent. Rent is not prorated.

Failure to provide the required 30-day move-out notice may result in forfeiture of the deposit, subject to applicable law and the terms of the rental agreement.

The unit must be completely emptied and left in clean and undamaged condition.

Any items left inside the unit, damage beyond normal wear and tear, or excessive dirt/debris may result in forfeiture of the deposit or deductions from the deposit, as permitted by applicable law and the rental agreement.

Deposit Refund

If the customer follows all move-out requirements, provides the required notice, pays all outstanding amounts, removes all belongings, and leaves the unit clean and without damage beyond normal wear and tear, the deposit will be refunded within 30 business days of the completed move-out and inspection, subject to applicable law.

Customers are responsible for completing the entire move-out process through the website and ensuring that all required steps are completed before vacating the unit.

Refusal of Service / Termination of Rental

We reserve the right to refuse service, decline rental requests, or terminate a month-to-month rental agreement, subject to applicable federal, state, and local laws and required notice provisions.

Month-to-month rentals are not guaranteed for any specific length of time. We may choose not to continue a rental arrangement or may terminate a rental agreement at any time when permitted by applicable law.

Nothing in this policy limits any rights or protections provided to customers under applicable law.
